Site Investigation
An inspection of the site may also provide some valuable information when planning
ahead. You may find that a site investigation will confirm the information gathered in your
structure investigation and from plans/sketches and drawings initially consulted.
An investigation of the site should identify and or confirm:
(a) The type location and extent of underground services (eg. pipes, cables etc).
(b) Underground structures - tanks, basement, cellar, retaining structures.
(c) Soil/ground stability
Remember you may need to provide a stable base for some heavy machinery such
as a crane or excavator.
Site sketches/drawings, together with some history about the site from the client. may
help to identify where unstable areas are most likely to be located.

(d) Location of hazardous materials
Example: Old waste disposal sites and leaking pipes or tanks, may contaminate the
soil
(e) The condition of neighboring buildings or structures.
Depending on the method of demolition chosen, adjacent buildings/structures may be
damaged due to the strong vibrational energy generated by some techniques.

(f) The requirements for public protection and security.
(refer to Public Protection below)
Look out for any areas of the site which are near public footpaths, roads and bridges
and make sure that people cannot readily wander on to the site.
Public Protection
The site and building/structure investigations should have provided information in relation
to the degree of risk presented to the public and neighbouring building/roadways etc.
Therefore, necessitating the need for some type of protective measures to be put in place
to prevent them being injured.
Consider the following options:
(a) street closures
(b) security fences
(c) hoardings: must be at least 2.4m high and should be well covered with sheeting or lining boards to

catch falling debris
(d) scaffolding
(e) barricades
(f) shields
(g) bunting
(h) restricted work
times
(i) warning signs - “DANGER - unauthorised entry not permitted” and ‘Danger Demolition
Work in Progress’
(j) other means of overhead protection (eg. protective fans)
Fire Protection
When planning to carry out demolition work, you must remember that it is still possible for
a fire to start on site and so you need to be prepared for a fire if one should occur. If a fire
hydrant service, fire hose reel system or sprinkler system are present in a building, they
should remain where they can easily be accessed and used if required.
Where it is not possible to have these particular fire protection systems in place, an
alternative means of fire protection should be made available, for example portable fire
extinguishers.

During renovation work all types of fire protection should be serviced and
maintained as appropriate so that you can be sure that they are always in good
working order.

Apart from having fire protection systems in place, your work plan should specify
what safe work practices will be followed to prevent fire in the first instance. These
may include:
disconnection of power/electricity where not required;
disconnection of gas lines where not required;
clean out (purge) any pipes, tanks or vessels that contain flammable liquids or
gases;
ventilate confined spaces;
no fires to be lit on site; and
use spark proof tools/equipment/machinery.
Welding and metal cutting operations are a fire hazard. Precautions to take:
Spray the area with water
Use fireproof welding partitions
Keep a fire extinguisher handy
Spread damp sand
Do not accumulate combustible debris
Keep a fire blanket handy
First Aid
Steps should be taken to ensure that first aid facilities, equipment and personnel are
available should they be needed.

Hazard Identification
WARNING
Other than physical hazards such as a collapsing wall or a falling object, demolition
workers may often be exposed to other potential hazards. You need to be aware of what
these may be so that you can prepare ahead to make sure that everything is protected.
Hazards should be identified during the planning stage and procedures to overcome
exposure to hazards should be included in the work plan.

Asbestos and lead (as discussed above)

suitably qualified persons
prior to demolition taking
place. This will need to be
included in your work
plan.

  • 2. © Australian National Training Authority 73 Site Investigation An inspection of the site may also provide some valuable information when planning ahead. You may find that a site investigation will confirm the information gathered in your structure investigation and from plans/sketches and drawings initially consulted. An investigation of the site should identify and or confirm: (a) The type location and extent of underground services (eg. pipes, cables etc). (b) Underground structures - tanks, basement, cellar, retaining structures. (c) Soil/ground stability Remember you may need to provide a stable base for some heavy machinery such as a crane or excavator. Site sketches/drawings, together with some history about the site from the client. may help to identify where unstable areas are most likely to be located.
  • 3. © Australian National Training Authority 74 (d) Location of hazardous materials Example: Old waste disposal sites and leaking pipes or tanks, may contaminate the soil (e) The condition of neighboring buildings or structures. Depending on the method of demolition chosen, adjacent buildings/structures may be damaged due to the strong vibrational energy generated by some techniques.

(refer to Public Protection below) Look out for any areas of the site which are near public footpaths, roads and bridges and make sure that people cannot readily wander on to the site. Public Protection The site and building/structure investigations should have provided information in relation to the degree of risk presented to the public and neighbouring building/roadways etc. Therefore, necessitating the need for some type of protective measures to be put in place to prevent them being injured. Consider the following options: (a) street closures (b) security fences (c) hoardings: must be at least 2.4m high and should be well covered with sheeting or lining boards to DETOUR
  • 5. © Australian National Training Authority 76 catch falling debris (d) scaffolding (e) barricades (f) shields (g) bunting (h) restricted work times (i) warning signs - “DANGER - unauthorised entry not permitted” and ‘Danger Demolition Work in Progress’ (j) other means of overhead protection (eg. protective fans) Fire Protection When planning to carry out demolition work, you must remember that it is still possible for a fire to start on site and so you need to be prepared for a fire if one should occur. If a fire hydrant service, fire hose reel system or sprinkler system are present in a building, they should remain where they can easily be accessed and used if required. Where it is not possible to have these particular fire protection systems in place, an alternative means of fire protection should be made available, for example portable fire extinguishers. < Safe Work Procedures for Fire Protection During renovation work all types of fire protection should be serviced and maintained as appropriate so that you can be sure that they are always in good working order.
  • 6. © Australian National Training Authority 77 Apart from having fire protection systems in place, your work plan should specify what safe work practices will be followed to prevent fire in the first instance. These may include: disconnection of power/electricity where not required; disconnection of gas lines where not required; clean out (purge) any pipes, tanks or vessels that contain flammable liquids or gases; ventilate confined spaces; no fires to be lit on site; and use spark proof tools/equipment/machinery. Welding and metal cutting operations are a fire hazard. Precautions to take: Spray the area with water Use fireproof welding partitions Keep a fire extinguisher handy Spread damp sand Do not accumulate combustible debris Keep a fire blanket handy First Aid Steps should be taken to ensure that first aid facilities, equipment and personnel are available should they be needed.
  • 7. © Australian National Training Authority 79 Hazard Identification WARNING Other than physical hazards such as a collapsing wall or a falling object, demolition workers may often be exposed to other potential hazards. You need to be aware of what these may be so that you can prepare ahead to make sure that everything is protected. Hazards should be identified during the planning stage and procedures to overcome exposure to hazards should be included in the work plan.   • 8. © Australian National Training Authority 80 < Contributing Factors Here are some contributing factors which could increase risk: fatigue alcohol ill-health inadequate training stress Hazards of Particular Concern Asbestos and lead (as discussed above) WARNING Hazardous materials should be removed by suitably qualified persons prior to demolition taking place. This will need to be included in your work plan.
